I understand how policy is written, how discretion is applied in practice, and where thoughtful interpretation and common sense can save a deal.

Self‑Employed & Non-Standard Income Assessment

I work extensively with non‑standard BFS income profiles, where reported earnings, company financials, and ownership structures require context, normalization, or explanation to assess true capacity and risk.

  • Assessment of BFS income where historical or year‑to‑date results require adjustment to reflect what the business can realistically and sustainably support for debt servicing
  • Adjustment or exclusion of non‑recurring dividends, irregular draws, one‑time events, or transitional periods
  • Review of operating and holding company structures and supporting business activity to identify sustainable cash flow, liquidity, and funds available to support drawings or debt servicing
  • Capacity assessment grounded in durability and downside protection, not peak reported income

  • BFS‑plus, where access to cash flow from eligible operating companies is assessed to support additional borrowing capacity
  • High‑net‑worth lending, based on in‑depth review of eligible liquid investments
  • Projected income deals for medical professionals early in career 
  • Residency exceptions for permanent residency or work permits, insured/uninsured
  • Equity‑offset solutions for high‑earning newcomers to Canada, where capacity is supported through a combination of assets and projected income

Canada-Wide Property & Collateral Exposure

I have extensive experience assessing non‑traditional property and collateral scenarios that require enhanced review beyond standard lending parameters, including:

  • Minimum property size constraints, including small‑footprint condos and single‑family homes 
  • Dual‑lot or dual‑PID properties, including files where parcel configuration, title structure, or purchase/refi terms require selective collateral inclusion or adjusted valuation and LTV
  • Leasehold properties, mobile homes, and rural properties with larger acreage
  • Condominium‑level risks, including active legal disputes or governance issues
  • Properties with limited or challenging comparables, or low percentage completion
  • Environmental or condition‑related concerns, such as mold or mildew requiring environmental assessments
  • Properties with prior grow‑op history or other factors necessitating enhanced collateral scrutiny  
  • Non‑conforming rental units, including secondary or accessory suites with limitations around access, egress, fire separation, or self‑contained use that require enhanced collateral review. (including rental property use and non‑standard income from short‑term rental activity, where permitted and supportable)
